Summary
The number of apartments for sale at One Waterfront Towers jumped 40% from 10 to 14 since my November Market Report. New listings have come on the market including a couple of short sales for buyers willing to take their chances on what will probably be very long escrows. Additionally, a 1-bedroom leasehold apartment is for sale and the fee may be available for purchase. Plenty of high floor 1 and 2-bedroom apartments are for sale, but as usual, some of those are priced way above what the market will bear. Proof of that is this — three apartments have been available over 200 days.
The chart above shows the number of sales recorded each month vs. the number of apartments available for sale at the end of the month. The number of apartments for sale varied quite a bit over the past year, but nearly doubled since mid 2008. In the last six months, Waterfront Towers averaged just two sales every three months. At that pace, it will take 21 months to sell the 14 apartments listed for sale.
