Summary
With 18 apartments for sale, buyers should have little trouble finding an apartment with a floor plan that interests them. Whether it’s one, two or three bedrooms, several are available at different floor heights. The Capitol Place location is great for those working downtown or those looking for a short commute to the Pearl Harbor/Hickam military bases. If you haven’t seen the wide range of amenities at Capitol Place, you owe it to yourself to have a look.

The chart above shows the number of sales recorded each month vs. the number of apartments available for sale at the end of the month. The number of apartments for sale has been very stable throughout 2011. In the last six months, Capitol Place averaged a little more than two sales per month. At that pace, it will take nine months to sell the 18 apartments available for sale.

Capitol Place has a great range of amenities that will appeal to nearly everyone and there is a really nice mix of apartments for sale in the community right now. Whether you need one, two or three bedrooms, several of each are available at different floor heights. Despite a couple of slow winter months, sales have been strong and it appears that trend will continue into the summer.

The chart above shows the number of sales recorded each month vs. the number of apartments available for sale at the end of the month. The number of apartments for sale fluctuated through most of 2010, but has been stable for several months. In the last six months, Capitol Place averaged a little more than two sales per month. At that pace, it will take six months to sell the 14 apartments still available for sale.

The Capitol Place condo market has undergone another dramatic shift in the last eight months. Taking advantage of a consistent sales rate, more and more owners are selling to meet and exceed the market’s strong demand.

The chart above shows the number of sales recorded each month vs. the number of apartments available for sale at the end of the month. The number of apartments for sale fluctuated throughout 2010, but has reached a level where buyers have a wide range of floor plans to choose from. In the last six months, Capitol Place averaged two sales each month. At that pace, it will take six months to sell the 12 apartments still available for sale.

January 2010 Honolulu Condominium Market Report – Capitol Place

Take a look at the chart below. The Capitol Place market has undergone a dramatic shift in the last nine months. The inventory of apartments for sale is down 72% and look at those sales…red hot. This leaves little for buyers to choose from. One bedroom apartments have been a popular choice this year, but as I write, none are for sale. The small inventory and lack of choice may set the stage for stronger prices in the coming year. However, that may not come to pass if the economy continues to worsen or if the market is flooded by several owners trying to sell at the same time.

The chart above shows the number of sales recorded each month vs. the number of apartments available for sale at the end of the month. The number of apartments for sale steadily declined during the year to the point where buyer’s choices are quite limited. In the last six months, Capitol Place averaged over 3.5 sales each month. At that pace, it will take just two months to sell the seven apartments still available for sale.
