October 2011 Honolulu Condominium Market Report: Keola Lai

Summary
Keola Lai sales have been very inconsistent throughout the year. As I write, there are two each of 1, 2 and 3-bedroom apartments for sale, but there’s not much diversity in each size apartment. While no sales have recorded in the last 90 days, that will change as four apartments are in escrow now.

The chart above shows the number of sales recorded each month vs. the number of apartments available for sale at the end of the month. In the last six months, Keola Lai averaged just over one sale per month. At that pace, it will take about five months to sell the six apartments listed for sale.

April 2011 Honolulu Condominium Market Report – Keola Lai

Summary
Keola Lai sales have been sporadic in the last eight months. To some extent, this was caused by a low number of apartments offered for sale. As I write, there are plenty of 1, 2 and 3-bedroom apartments for sale, so buyers should be able to find something of interest. I’ve visited two of the ’09 three bedroom apartments lately and I’m impressed with the layout. Great 300+ degree views include ocean, mountain, city and the harbor. In addition, you can open windows on the Diamond Head and Ewa sides and get a great cross breeze if you don’t want to run the air conditioner.

The chart above shows the number of sales recorded each month vs. the number of apartments available for sale at the end of the month. In the last six months, Keola Lai averaged just under two sales per month. At that pace, it will take about seven months to sell the 12 apartments listed for sale.

Summary
Since my last report, the strong and consistent sales pace continued at Keola Lai. At the same time, the number of apartments offered for sale remained steady. Time will tell if termites discovered in cabinetry will shake people’s confidence and damage the building’s reputation. Although 13 apartments are for sale as I write, there’s a nice mix of apartment sizes and floor plan choices for committed buyers.

The chart above shows the number of sales recorded each month vs. the number of apartments available for sale at the end of the month. In the last six months, Keola Lai averaged 2.33 sales per month. At that pace, it will take about 5.5 months to sell the 13 apartments listed for sale.

Summary
As you can see below, a steady number of Keola Lai sales have driven the number of apartments on the market down to one third of what they were just six months ago. That’s great news for the few owners selling their apartment. However, that’s not good news for buyers because they have very few choices: two of the six apartments on the market are Penthouses selling at $2.3 million each.
