Since&nbsp;the <strong><a title="June 2011 market report" href="http://michael-zimmerman.com/2011/06/14/june-2011-honolulu-condominium-market-report-%e2%80%93-koolani/" target="_blank">June 2011 market report</a></strong>, Koolani completed&nbsp;installation of&nbsp;copper water piping (replaces PEX) in all 370 apartments.&nbsp; This is a significant milestone for the community and the number of sales and slightly higher sales prices reflect that.&nbsp; There&nbsp;is a nice variety to choose from in the&nbsp;14 apartments for sale and penthouse 10, in my opinion,&nbsp;has a&nbsp;great floor plan and&nbsp;wonderful Diamond Head/ocean views.&nbsp;&nbsp;While sales prices have gone up, I would also say that some apartments for sale are priced high.</p>

<p><strong>Summary</strong><br />
Since my <strong><a title="November 2010 report" href="http://michael-zimmerman.com/2010/11/04/november-2010-honolulu-condominium-market-report-%e2%80%93-ko%e2%80%99olani/" target="_blank">last report</a></strong>, the Ko&#8217;olani Association of Apartment Owners concluded arbitration with the building developer, Crescent Heights.  The settlement ordered by the arbitrator is complex, but is progressing.  Meanwhile, copper water piping is being installed (replaces PEX) in nearly every apartment as I write and that process should be complete by the end of September.  There are 15 apartments for sale and two of those are penthouses.  By the way, penthouse 10 has a really nice floor plan and great Diamond Head views!  In my opinion, most of the apartments for sale are slightly to grossly overpriced.       </p>

<p><strong>Summary</strong><br />
As I review the 10 Ko&#8217;olani apartments listed for sale, there is not much diversity for buyers to choose from.  This isn&#8217;t only true at Ko&#8217;olani, but also at many other high rise buildings in Kakaako.  Ko&#8217;olani&#8217;s sales have been very consistent all year long, so in some respects, the successful sales are partly to blame for the limited choices potential buyers face today.  Here&#8217;s what is available:  three large 2-bedroom &#8217;08 apartments, three 3-bedroom &#8217;01 apartments and a few lower floor 2-bedroom apartments.  If you are seriously looking for a particular type of apartment not listed for sale at Ko&#8217;olani today, I recommend you be ready to act on a moment&#8217;s notice.  Chances are, other competitive buyers will be looking for the same opportunities as you are.</p>

<p><span style="font-size: x-small;"><span style="font-size: small; font-family: arial,helvetica,sans-serif;">Given that the number of apartments on the market has decreased to its lowest level in three years, not all floor plans are available as I write.  For example, if someone is looking for a 3-bedroom &#8217;09 apartment, none are for sale.  In addition, a few other floor plans are not available on higher floors, so buyers should be patient, but be ready to act when something comes on the market.</span></span></p>

Ko&#8217;olani sales slowed in the second quarter, but were relatively strong when compared with other condo building sales in the Kakaako market.  Just six units sold in the second quarter of 2008 vs. 12 sales in the first quarter.  The sales were completed, mainly because the homes were priced right.  The inventory of units for sale rose dramatically in the second quarter from 23 to 33.  33 units represent a full 11 months of sales.  Ten homes have been on the market over 100 days, indicating they carry a price buyers are not willing to pay.  The last three condos sold at an average of 99% of their list price.  Specific sales statistics are below.</span></p>
