<p><strong>Summary</strong><br />
Despite a large 2011 maintenance fee increase/special assessment, One Waterfront Towers sales were strong throughout the past year.  There is just one 1-bedroom apartment available as I write, but there are several low floor and high floor 2-bedroom apartments on the market.  Many offer great views of Diamond Head.  Nine of the 11 apartments offered for sale have been on the market over 100 days (some more than 200) and that indicates they may be priced well above market price.</p>

What a difference a few months can make!&nbsp; When I wrote my <strong><a title="last Moana Pacific report" href="http://michael-zimmerman.com/2011/06/21/june-2011-honolulu-condominium-market-report-moana-pacific/" target="_blank">last Moana Pacific report</a></strong>&nbsp;in June,&nbsp;very few apartments were for sale.&nbsp; As I write, the number of apartments listed has doubled.&nbsp; This is due in&nbsp;part&nbsp;to the developer selling units held since the building was constructed and these apartments have been selling at higher prices.&nbsp; A nice mix of 1, 2 and 3-bedroom apartments are available for willing buyers.&nbsp; In addition,&nbsp;three 3-bedroom penthouses priced&nbsp;$2-3 million are still on the market.&nbsp;&nbsp;If you&#8217;re looking for a large storage unit (224 sq. ft.) or <span style="text-decoration: underline;">extra parking stall on the ground floor&nbsp;in the east tower</span>, please <strong><a title="contact Michael Zimmerman" href="http://michael-zimmerman.com/contact/" target="_blank">contact Michael Zimmerman</a></strong>.</p>

<p><strong>Summary</strong><br />
Since&nbsp;the <strong><a title="June 2011 market report" href="http://michael-zimmerman.com/2011/06/14/june-2011-honolulu-condominium-market-report-%e2%80%93-koolani/" target="_blank">June 2011 market report</a></strong>, Koolani completed&nbsp;installation of&nbsp;copper water piping (replaces PEX) in all 370 apartments.&nbsp; This is a significant milestone for the community and the number of sales and slightly higher sales prices reflect that.&nbsp; There&nbsp;is a nice variety to choose from in the&nbsp;14 apartments for sale and penthouse 10, in my opinion,&nbsp;has a&nbsp;great floor plan and&nbsp;wonderful Diamond Head/ocean views.&nbsp;&nbsp;While sales prices have gone up, I would also say that some apartments for sale are priced high.</p>
