There&#8217;s a lot to like at One Waterfront Towers condominium.  For example, there are a maximum of four units per floor so noise is minimized and owners have lots of privacy.  Moreover, this building has some of the largest one and two bedroom units on the island.  There are several, unique </span><a href="http://www.onewaterfronttowers.com/Floor.htm" target="_blank"><strong><span style="font-size: x-small;">floor plans</span></strong></a><span style="font-size: x-small;"> to choose from and there is one </span><a href="http://zimmerman.realty-buzz.com/2008/03/06/leasehold-property-explained/" target="_blank"><strong><span style="font-size: x-small;">leasehold</span></strong></a><span style="font-size: x-small;"> unit currently for sale.  The </span><a href="http://zimmerman.realty-buzz.com/2008/03/06/leasehold-property-explained/" target="_blank"><strong><span style="font-size: x-small;">fee</span></strong></a><span style="font-size: x-small;"> is available for purchase with the leasehold unit.</span></p>
<p class="post-summary"><span style="font-size: x-small;">There have been seven One Waterfront Towers unit sales in the last six months and they were on the market for an average of 52 days.  The 13 units currently listed for sale have been on the market for an average of 160 days and five of those units have been available over 200 days.  I must conclude these units are priced higher than the market will bear and buyers are finding better value elsewhere.</span></p>

Nearly every unit at Harbor Court has two bedrooms and two baths.  There are no one-bedroom units and only two three-bedroom units in the entire building.  The spacious two-bedroom floor plans vary in size from 1250 to well over 1600 sq. ft.  Most units have a lanai, but as you move to the higher floors, the lanai gives way to more interior space.  Most of the &#8217;01 units have two lanai.</span></p>
<p><span style="font-size: x-small;">There are only three units available as I write and all have been on the market over 100 days.  One is grossly overpriced.  After a fast paced 2007 that saw 19 sales in an average of 47 days, Harbor Court sales seem to be taking a rest.  If there is one shortcoming at Harbor Court, it might be parking.  Nearly half of the units have just one assigned parking stall and owners must circle up quite a few floors to reach resident parking.  Commercial parking occupies the lower floors in the structure.</span></p>
